Affordable Rental Housing Scheme 2024
The Affordable Rental Housing Program will benefit those who live in metropolitan areas, including impoverished and immigrant populations. A public-private partnership model or public agencies will be used to transform the existing government-funded unoccupied homes in the cities into the Affordable Rental Housing Scheme. This programme is centrally financed. This plan calls for building, running, and maintaining complexes of affordable rental homes that are situated on undeveloped ground.
According to the relevant authorities, this programme will assist in building at least 40 homes with minimal infrastructure amenities. The homes will have one bedroom that is up to 30 square metres in size and two bedrooms that are up to 60 square metres. These homes will include a bedroom, living room, kitchen, toilet, and bathroom. Local authorities and performers will resolve this, and they are permitted to operate for at least 25 years.

Launching of Affordable Rental Housing Complexes
In order to give urban migrants and the poor a decent place to live close to their places of employment, the Ministry of Housing and Urban Affairs has launched an affordable rental housing complex sub-scheme of the Pradhanmantri Awas Yojana. Two models will be used by the government to carry out this plan. To convert ARHCS through public/private partnerships or by public agencies, the government would employ existing government-funded unoccupied homes that were built under the Jawaharlal Nehru National Urban Renewal Mission and Rajiv Awas Yojana. In model 2, public and private groups will build, operate, and maintain affordable rental housing complexes on their own available vacant land.
To give migrants and the poor access to decent, affordable rental housing close to their places of employment, 5478 existing, government-funded unoccupied homes have been transformed into ARHC under Model 1. Over the course of the nation, the government will build an additional 7483 apartments. A proposal for the construction of 78885 additional units under model 2 of the programme has been approved.

Affordable Rental Housing Scheme Implementing Process
A fund that is established in the National Housing Bank will be used to finance the affordable housing programme. This would give financial support to the Housing Finance Companies and has a balance of about 10,000 crores. These companies will take out individual mortgage loans so they can build housing in particular rural and urban parts of the nation. The Reserve Bank of India allocates the affordable housing fund because the Affordable Renting Housing Scheme is a centrally funded programme designed to assist all urban residents, especially migrants who are struggling to obtain adequate housing facilities in the wake of the coronavirus outbreak. Additionally, this project is a part of AtmaNirbhar Bharat.

Jawaharlal Nehru Launched 2005, the Rajiv Awas Yojana and the National Urban Renewal Mission and they continued to operate until 2014. The intention was to give slum residents ownership of pucca houses. Many people benefited from the programme. A total of 13.83 lakh homes were constructed, and as of now, 12.24 lac homes have been finished. Around 1.08 lakh of the houses under the programmes remain unoccupied and the rest homes are still not being built by the relevant authorities. This vacant terrain is largely being left unused. To utilise the unoccupied lands that are present in various regions across the nation, this programme of reasonably priced rental homes has been introduced.
